Asphalt Sealcoating and Maintenance

To ourselves, passer-bys and neighbors, the appearance of our driveway or parking lot creates an
impression about our home or business and our way of life. It's the first thing folks see when they
approach your property. A clean well maintained sealcoated asphalt parking lot or your own well cared
for asphalt driveway is more inviting and attractive.


New asphalt should be seal coated within the first year but not earlier than 90 days
(we recommend a minimum of 6 months after install) and every 2-5 years thereafter
depending on your particular wear pattern. Sealer helps the asphalt maintain its
flexibility and  prolong the drying process caused by the sun. Sealcoating also resists
chemical & oil spills that can soften and break down the asphalt. It is also
aesthetically pleasing as it will help to hide most blemishes that may have occurred
during the natural course or the initial asphalt installation.













Although the grayish color of older asphalt looks nice, the elements will eventually
take there toll on your asphalt causing the pavement to turn brittle and become
susceptible to cracking and
raveling. Don't wait until it's to late to save.

There is no need to sealcoat your driveway or asphalt parking lot every year. To often
may cause a build-up of sealer that will split and peel causing a very unpleasant look
and can do more harm than good. Always let the sealer wear & fade before applying
more. In New England, every professional seal coating job should last at least 2 years
before it may need it again. If the intent is for aesthetics only, then a very light coat
can be applied every year.

Unmaintained cracks will lead into big problems fast. Water can penetrate these
cracks and saturate the base underneath. During freezing temperatures the saturated
areas will freeze causing the cracks to grow and possibly leave heaves and trip
hazards. Unmaintained, eventually the base will become so compromised from the
constant saturation of water the gravel base can become soupy and unstable and
eventually it will wash away the base little by little. Gravity and continued pressures
of our vehicles will then start to break the now unsupported asphalt apart causing a
"alligatored" or "spider web" look. Next, the pothole is born.

Pot holes are a big concern. Especially for commercial business. Potholes are trip
hazard and should be fixed right away. Left unmaintained these holes will cause the
surrounding asphalt to break down very rapidly. It is less expensive to maintain your
parking lot or driveway then it is to replace it.
