Commercial Asphalt Parking Lot Paving What do your customers park on? Asphalt Parking Lots are a great investment for commercial property owners. Connecticut and Massachusetts property and business owners alike, know that a well taken care of and properly designed asphalt parking lot will make a good impression on their customers. It's the beginning stage of showing your perspective customer what kind of a business they are about to deal with. If you show your customers that you truly care about the way your business is perceived to the public, then chances are they will be thinking that you will truly care about their needs as well. A nicely laid out and well maintained asphalt parking lot and a nicely manicured landscape is one step towards turning that perspective customer into a buying customer. Commercial Parking Lot Basics When prospects visit your property, stores or shopping plazas, they are looking for a place to park their vehicles. Well designed and properly marked travel lanes with painted directional arrows are a must. Without any guidance for vehicle travel, your parking lot may end up with cars traveling everywhere they shouldn't be. Possibly blocking entrances and exits or where you customers may walk. You may even end up with lot raged non returning customers because it took them fifteen minutes get out of the lot. While a prospect is navigating through you parking lot, looking for a place to park, easy to read signs that compliment the surrounding landscape will offer your customers a calming sense of direction and comfortability. Parking spaces need to be well designed to maximize the number of vehicles and at the same time allowing enough room for your customers to easily exit and enter their vehicles. Proper travel lanes marked with painted arrows and an adequate parking space layout with clean, crisp asphalt striped parking and walking lines will help your parking lot keep a uniform vehicle and pedestrian arrangement. When considering paving your parking lot, you also should take into consideration safety precautions. Parking areas that are near drop offs or on hills should have the proper car stops installed. Whether asphalt curbs, concrete curbs or rubber car stops, these will help protect vehicles from accidentally rolling off the edge of the pavement and possibly down an embankment or into another car or pedestrian. Areas near buildings, gas and diesel pumps or propane fueling stations should have some sort of large barriers like concrete mafia blocks or steel bollards installed to guarantee protection from runaway vehicles. There also should be proper line stripes to ward off parking near these areas. As you may already know, these parking lot safety features are generally required by most, if not all CT. and MA. towns. Asphalt Parking Lot Construction Asphalt parking lot paving is usually completed in stages. First is the prep work or base work. This involves installing catch basins, drain pipes and possibly a retention pond or other water drainage items that may be required by the town or state. The base work or pavement foundation work will involve moving earth materials both on and off site and installing gravel and setting grades for proper water drainage. After the prep work is complete and the base has achieved good compaction. The first layer of asphalt will be paved. After the first layer of asphalt has been installed, most times there will be other construction going on so there will be some time between paving the first and second asphalt layers. Depending on what the specs for the particular parking lot are, we will install asphalt curbing where noted on the prints and any landscaping or other miscellaneous items during the construction of the building. After the building is mainly completed and there is no real need for any more heavy equipment to be using the lot, we return to install the second layer of asphalt. After this is completed, the parking lot will be ready for line striping and soon after open for business. This site is continually under construction. More content to follow soon.
